New TK-8 School
The Bayshore Elementary School District in Daly City was seeking a Lease-Leaseback construction partner to assist with their consolidation of two campuses to a single location [Bayshore Elementary School and Robertson Middle School], funding the project with the proceeds from the sale of one of the campuses to developers. Landmark was selected to build a complete temporary TK-8 campus, demo the old Bayshore school down to bare earth, and then build a fabulous new $30M state-of-the-art urban campus.
Massive subcontractor outreach efforts to ensure competitive pricing, coupled with value engineering, allowed the project to move forward with the finite amount of funding received from the sale of property. The new 55,000 square foot two story campus was no simple structure – a very complex CMU / steel / concrete hybrid structure with significant seismic elements required extraordinary coordination between all trades. The big catch was that the developers were to take possession of the Robertson site before the new Bayshore School was completed. There was no plan B if the new campus was not completed—and Landmark didn’t need one; the new buildings were completed and the students were in their seats for the start of the school year.
